Centurion xtrac garage door motor - approx 3 y/o. The door does not want to open or close using the remote. motor give a long beep and the courtesy lamp flashes 3 times. What could be the problem?

I have tried all programmed remotes with the same outcome. Have tried the wall mounted pad with the same outcome. I switched to manual operation, open the door, closed the door all with the same results. There is no obstruction and the door operates easily in manual mode.

    The same happens when you press the learn button, thus I cannot reprogram a remote receiver

    The manual states the 3 flashes indicate an imbalanced condition and you should have a qualified technician look at this. Working on a garage door can be hazardous and you could be severely injured if you attempt to work on it without knowing how to deal with the considerable amount of spring tension that is present in a garage door mechanism.

There is a thermal cut out in the motor, usually the motor must cool before the opener will operate again. If the opener only operates 3 times it must be heating up too quickly.
First you opener is only made to do your job for you, which is opening and closing the door. If the door does not operate properly manually the opener will not operate properly.
When the door is disconnected from the opener it should lift easilly, it should basically stay at whatever point you let go of it (midway and fully open) and it should close without slamming down. It does not matter what size the door is!!! If it does not something is wrong with your springs and the door can be VERY DANGEROUS!!
With that being said it sounds more like a static lock-up possibly a loose ground or even a circuit problem in the home.

The sensor eye - or more likely, the other end, the sensor light - probably got knocked out of alignment. The eye should have an LED on it - possibly one that glows green when it's ready to close or red when it's obstructed or out of alignment. Try adjusting the light until the LED on the receiver glows green.

Will the remotes work in the garage? If yes but not outside with the door closed you might have radio interferace with your remotes. You might have to chage to a your reciever and remotes to a different brand (frequency). Sometimes it is less trouble to change out the operator. Chamerlain changed frequency from 390 (old) to 315 (new).

Hold the button with the lock icon in for 3 seconds. This should toggle the unit off vacation mode and your remotes will work.

Check the sensors in the doorway. Sounds like they may be misaligned. They need to be pointing at one another to work properly.

First check and clean the tracks the door runs in and the mechanical section that drives the door. This could be something as simple as a blocked or dented runner stopping the door moving. Try using all of the remotes and then try the wall mounted override switch. This will tell you if it is a remote or a door mechanism issue.
Is the 'Click' a single noise as you operate the door or a slow 'machine gun' style rattle? A single click suggests the motor itself isn't activating.
A repeating rattle suggest the drive from the motor is slipping and not shifting the linkage attached to the door.

There are only two systems of door opener, XTrac and RDO.

Note that the driven shaft requires periodic lubrication.
Although most systems should be lubricated with Molybedenium disulphide grease (applied manually), I find that a small amount of spray oil every 6 months works wonders.
The shafts can and do aquire dust, and this can cause the load on the drive mechanism to exceed limits. If lubrication does not solve the problem, then you may well have a drive unit failure, requiring repairs by the manufacturer.
Note that NO lubricant should be applied to the steel door guides.

Garage Master 1/3 HP 1997 Door Working, not responding to Remote

I have the exact same situation, except my model (139.53607) is older than yours and does not even have an LED. Remotes only works after after shop light goes off (5 minutes or so), but wall button works fine. Did call Sears Service and the tech told me the logic board is probably shot. Don't want to waste money on service call so I'll probably have to buy a completely new unit in the Spring and go through the winter without the use of a remote.
