Look around there for some O rings we have had this same problem with some of our Bosch hammer drills, and they usually replace a set of seals around the nose of the tool

demolition hammers require hydraulic oil in most cases.
Any good tool shop should have hydraulic oil to suit.

Makita recommends using their brand of Makita Hammer Grease if you are doing the lubrication yourself.
You did not indicate a model number but all of their hammers have simliar instructions, 2 oz of grease, do not overfill which can cause faulty hammering or tool failure.

could be a few problems, the striker could be stuck from debris or the ram might be hydraulically locked. they make a rebuild kit for this tool if you are mechanically inclined.
